What Are Your Services?
Kendall & Potter Property Management is a full service rental agency. We serve all of our customers with attention, efficiency and confidence.
Kendall & Property Management offers complete management from the initial advertisement, showing property, collecting applications, screening applicants, handling all of the lease and disclosures and finally the inspection of the property before move in. Once the tenant is moved in, the tenants are instructed to contact Kendall & Potter for emergencies, minor repairs and questions about their property.
Auto Direct Deposit is available to all of our customers for rent income deposits.
We also offer a “One Time Management” program where Kendall & Potter will handle the advertising, showing property, collecting applications, screening applicants and handling the entire lease, disclosures and finally the inspection of the property before the move in date. The landlord then takes over management of the property and handles all emergencies, repairs, rent collection, etc.
Kendall & Potter also offers short-term vacation rentals and corporate housing.

Where Do You Advertise? Who Pays For Advertising?
The primary advertisement venue is Santa Cruz Sentinel. The owners pay for those For Rent ads. There are no other charges to owner except the monthly commission.

Should I Allow Children, Pets Or Smoking?
All of our properties are considered Nonsmoking properties. Pets and Nonsmoking are not protected classes; guide dogs are the exception. However, we cannot discriminate based on family structure and size. If you want to allow a pet, Kendall & Potter has a specific Pet Agreement that the tenant’s must sign and be responsible for de-fleaing the property and cleaning carpets
What About Utilities And Landscaping?
Tenants are responsible for all utilities unless otherwise contracted for in the lease agreement. Within most Homeowners Associations, water and garbage is included in the HOA dues and not charged to the tenants. Most landlords pay for a landscaper if the yard or property warrants care beyond a tenant’s ability to do so.
How Do I Handle The Insurance On The Property?
All landlords should contact their insurance agent for advice in this matter. You will need to have sufficient liability and property damage insurance. Kendall & Potter requires that we have a current copy of your insurance policy on file and to name Kendall & Potter as an additional insured on your policy.
How Soon Can I Expect To Get My Property Rented?
We cannot guarantee when a property will be rented or how long it will take. That depends on the current market trend, the location of the property, condition of the property and if it is priced right for the market. Properties in excellent condition with newer facilities do rent faster than those that are somewhat out dated or have deferred maintenance.
